JK Lettings Ltd has properties of all sizes, from one bedroom flats to five bedroom farmhouses from St Austell to Lands End.

For a landlord, the most important aspect of renting is finding suitable tenants who will take care of their property and pay the rent on time. Our aim is to find the right tenants for each individual landlord and the right property for each tenant.

There are various categories with which many tenants fall namely families, pets, smokers, sharers, students and people claiming housing benefit. JK Lettings Ltd do not impose any restrictions but not all categories may be suitable for individual landlords or their properties. Landlords always choose their tenants; we are merely providing suitable candidates for them to elect from.

If a tenant would like to apply for a property, each individual over the age of eighteen will need to complete an application form together with a statement giving details as to why they wish to apply for the property and a little background information about themselves. We require a minimum of two references from each adult applicant. This statement and references will then be submitted for the Landlord’s consideration and prospective tenants will be advised of his or her decision as quickly as possible. Before the commencement of the tenancy we require a deposit equal to one month’s rent, the first month’s rent in advance, and our agency fee for preparing the tenancy terms. This total must be paid sufficiently in advance for the money to be cleared before keys can be issued

APPLICATION FEES

JK Lettings Ltd uses Rentshield to carry out credit searches. There is a reference fee of £12 per person which must be submitted with an application form before the application can be processed.

If a tenant is offered and accepts a property an administration fee is required even if they are then unable to move into the property. Our fees are based on 25% of one months rent plus VAT (at current rate).
